Lemonade is a licensed US property insurer — not a broker or marketplace. When you buy through Lemonade, your policy is underwritten by Lemonade Insurance Company (licensed in most US states) or reinsurance partners. You are not getting quotes from multiple carriers; you are getting one quote from Lemonade.
This is the first thing to understand: Lemonade is a direct insurer, not an aggregator. Using Lemonade as your only quote is the equivalent of calling State Farm directly — you are seeing one price point in what is a multi-carrier market.

Replacement cost vs actual cash value — Lemonade’s default
By default, Lemonade’s homeowners policies are written on a replacement cost basis for the dwelling, which is the correct default. Personal property coverage defaults to ACV in the base policy — meaning your 7-year-old laptop after a theft pays out perhaps 30-40% of its replacement cost. Upgrading to extended replacement cost for personal property is available but costs more and requires explicit selection.
This default ACV treatment for personal property is common across US carriers but is worth scrutinising during the application flow. The premium difference for upgrading to replacement cost personal property coverage is typically $80-150/year — meaningful against a $1,200/year policy, but material if you have electronics or high-value items.
Application speed and UX
Lemonade’s application is genuinely fast — 2-4 minutes for a straightforward homeowners application. The AI underwriting model means you get a bindable quote immediately in most cases. The interface is the best in class for digital experience in this segment.
The tradeoff: the speed is partly achieved by asking fewer questions than traditional underwriters. For standard risk profiles (newer home, no claims, not in a high-risk zone), this works. For anything non-standard, Lemonade may decline outright or offer a price that does not reflect the real risk profile.
Claims process — the differentiator Lemonade markets
Lemonade’s “instant claims” marketing is partially true. For small, straightforward claims — a stolen bicycle under $1,000, for example — the AI can process and pay within minutes. For structural damage, water damage, or any claim involving third-party liability, the process reverts to a traditional adjuster workflow and timelines are comparable to other carriers.
The “excess” (deductible in US terminology) model is standard: you choose a deductible at application (typically $500, $1,000, or $2,500) and the deductible amount is subtracted from any claim payout.
Geographic coverage
As of April 2026, Lemonade offers homeowners insurance in: AZ, CA, CO, CT, GA, IL, IN, MD, MI, MN, MO, NJ, NV, NY, OH, OK, OR, PA, TN, TX, VA, WA, and DC. Florida and several other states are not available. Check the Lemonade website for current state availability — this list changes as they expand.
Price competitiveness
In our April 2026 test on a $350,000 home in Georgia, Lemonade quoted $1,340/year. The same property on Policygenius returned a range of $980–$1,620 from seven carriers. Lemonade was mid-range in this test — not the cheapest, but not outlying. For a 3-bedroom rental in Chicago, Lemonade quoted $22/month for renters insurance, which was competitive against the direct-carrier market.
Lemonade is not reliably the cheapest option. Use it as one data point in a multi-quote process.
What Lemonade does not do
- No flood insurance (separate policy required).
- No earthquake coverage in California.
- No coverage in several states including Florida.
- No landlord/rental property insurance (they have a separate landlord product in early access; confirm availability).
- Not available to UK residents.
Verdict
Lemonade earns its reputation for UX and application speed. For renters in supported states, it is a strong first quote. For homeowners, it should be one of three or four quotes, not the only quote — particularly because its panel-of-one structure means you have no comparison point within the platform.
